Lake on Flat Creek has recorded covenants (CC&Rs) to protect your ranch now and for years to come. Most rural developments have minimum restrictions that only address the bare essentials. Such restrictions eventually lead to conflicts with your neighbors and do not protect your investment or the environment. Our covenants were developed in conjunction with our attorneys, (Drenner, Stuart, Woff, Metcalfe, vonKreisler, LLP). They are located in Austin, Texas and known for their expertise in real estate development. Our restrictions serve as a guideline to:

  • Protect and enhance your property values, now and in the future
  • Control development to protect the ranch character while complementing the natural en-vironment
  • Protect your privacy
  • Offer a channel in which to develop your property with an established aesthetic vision, yet give you the freedom to enjoy your ranch as you desire
  • Protect and improve wildlife and its habitat
All construction, use and development on your property will be reviewed by the Architectural Committee to verify if your desires are in compliance with the CC&Rs. Every purchaser in Lake on Flat Creek will automatically become a member of the Lake on Flat Creek Homeowners’ Associa-tion, Inc., a Texas non-profit corporation (Association); and in addition be subject to the terms and provisions of the Articles of Incorporation and the Bylaws of the Association. The Association also overseas the management of the Wildlife Management program (refer to Taxes). The gen-eral purpose and function of the Association shall be to preserve the values and amenities of the development and supervise its continued orderly development and administration.

A copy of the CC&Rs may be obtained on request and will be given to you for your review before the execution of any contract to purchase. Some items covered by the covenants include:

  • Limit use to residential
  • Control offensive activities, nuisances, unsightly articles and vehicles
  • Limit the number of animals on each Lot
  • No hunting except for archery hunting and/or with a shotgun
  • All lots have a minimum of 100-foot setback lines on all sides
  • Minimum home size is 1,200 square feet for single story and 1,800 for two story
  • Owners do not have a minimum time in which they have to build
  • Dwellings should be of Hill Country or southwestern style and follow good design as to proportions, scale, color coordination, and be of materials compatible with the surround-ings
  • Porches and stone veneer are encouraged
  • All property owners have access to the lake
  • Assessment is $21.00 per acre per year
  • Perimeter fencing is allowed
  • The paved roads are private and will be maintained by the Association
  • No tract shall be further divided or subdivided
  • No mobile or manufactured homes are allowed
